What are the Home Loan Pre-Approval steps?
1. Schedule a free chat here
A free 30-minute appointment gives you your real ceiling before you start looking, usually sorted within a few days.
2. We find the right loan options
A system-generated pre-approval is not the same as a fully assessed one, and lenders differ on how long they hold it. We compare 60+ to get you the kind that holds.
3. Start your application, no pressure
If you decide to go ahead, we compare lender policies before anything is lodged, so you get one credit enquiry rather than several, and we track your expiry date for you.
4. Home Loan Pre-Approval support!
With Paddington and Ashgrove both moving fast, a pre-approved buyer gets taken seriously. Talk to Tom or Steve on (07) 3847 9450.

What is home loan pre-approval and why does it matter in North Brisbane?
Pre-approval is a lender's conditional indication of how much they'll lend, based on your assessed income, commitments and credit history. It's not a guarantee, but it's a strong signal.
It fixes your real budget before you start inspecting, and it makes your offer credible to agents in a market where homes in Ashgrove and Bardon sell in 22 to 32 days on average.
How long does pre-approval last?
Most pre-approvals run for three months, with some lenders offering six. Extension is usually possible, but the lender wants updated payslips and bank statements and reassesses against current policy.
We track expiry dates for our clients and organise extensions before they lapse, so a signed contract never runs into an expired approval. Buying your first place? Start with our first home loan guide.
What documents do I need for pre-approval?
For employees: photo ID, your two most recent payslips, a recent income statement and three to six months of bank statements, plus details of existing debts including credit card limits and buy-now-pay-later accounts.
Self-employed applicants typically need two years of tax returns and notices of assessment, business financials and recent BAS lodgements.
Does getting pre-approved affect my credit score?
A full pre-approval involves a credit check, which causes a minor, temporary dip. One enquiry is normal and expected.
The damage comes from applying to three or four banks directly to compare, which stacks enquiries and can trigger declines you'd otherwise have avoided. We compare lender policies first, so only one enquiry is made, for buyers across Newmarket and Gordon Park.
