What are the Commercial Property Loan steps?

1. Schedule a free chat here

Bring us the property and within half an hour you'll know what deposit it needs and which lenders will look at it.

2. We find the right loan options

A tenanted warehouse, your own premises and a specialised asset attract different lending ratios, and lease profile matters as much as your financials. We compare 60+ including specialist commercial funders.

3. Start your application, no pressure

If you decide to go ahead, we package the submission and take it to several lenders rather than accepting the first number, since commercial pricing is negotiated.

4. Commercial Property Loan support!

Steve Kelly specialises in commercial lending for Kelly Brothers Finance clients across North Brisbane. Call 0411 654 999 or (07) 3847 9450.

  • How does commercial property lending work?

A commercial property loan funds warehouses, offices, retail space or your own business premises, and lenders assess the lease profile and tenant quality alongside your financial position.

Terms are generally shorter than residential lending, often three to fifteen years, with many facilities reviewed periodically. For ground-up projects, see property development finance.

  • How much deposit do I need?

Commercial lending requires more equity than residential. Most lenders cap borrowing at 65% to 70% of value — a 30% to 35% deposit plus costs — though some extend to 80% for well-tenanted standard property.

Using equity in an existing home or investment is a common way North Brisbane business owners bridge the gap, particularly around commercial pockets like Bowen Hills and Milton.

  • What determines the interest rate on a commercial loan?

Commercial rates are priced individually rather than published. Pricing reflects the loan-to-value ratio, property type, lease strength, loan size and your financial position, so there's no advertised rate to compare against.

Because pricing is negotiated, how the application is presented matters as much as the numbers. Owner-occupiers often fare better than investors — see business lending.

  • Can I buy my own business premises with a commercial loan?

Yes, and it's a common strategy. Owner-occupied commercial lending is often assessed more favourably than investment lending, because the lender is looking at your trading business rather than a third-party tenant.

An SMSF can sometimes hold business premises too — see SMSF property loans. Talk to Steve Kelly on 0411 654 999.
